Estimators will work primarily on negotiated commercial projects within our core markets and work closely with architects, engineers, owners, and subcontractors.
Requirements
- Prepare all discipline estimates for assigned bids.
- Handle the project from first estimate all the way through subcontracts being formalized.
- Look beyond the information that has been given, to ask the right questions and work to provide a complete project cost evaluation.
- Be a collaborative and passionate advocate for our customers, empowering and informing them throughout the project.
- Be aggressive in providing innovative solutions to complex issues as they arise related to cost, lead-times, trade partners, and/or specified products or materials.
- Make reliable predictions as it relates to cost and be comfortable estimating across all scopes of work.
- Have knowledge and understanding of unit costs and the factors that affect construction cost.
- Have experience with the bidding process: soliciting bids, communicating with bidders, evaluating subcontractor proposals, using bid tally sheets, etc.
- Review and incorporate historical data from purchase orders, subcontracts, productivity analysis reports, etc. into unit and man hour figures.
- Coordinate scopes with an array of trades to ensure no scope gaps or double coverage of cost
- Review proposal specifications, drawings, attend pre-bid meetings, etc. to determine scope of work and required contents of estimate.
- Ensure all working documents and data are maintained to back-up estimate figures.
- Assist contracting department during preparation of inquiries and final evaluation of submitted bids as required.
- Track awarded contracts as required - may include estimating/pricing extra work items, change orders, credit, procuring materials, etc.
- Establish and foster positive long-term relationships with internal customers, owners, architects, engineers, and trade partners.
- Assume overall responsibility for the preconstruction stage of each project.
- Identify tasks to be accomplished in order to satisfy contractual requirements.
- Provide overall Preconstruction effort oversight and show ability to lead a project team and project solutions.
- Prepare estimates for all stages of design from Conceptual through Final Construction Documents (Design/Build, Guaranteed Maximum Price, and Hard Bid diversity).
- Organize departmental team so that each estimator involved knows responsibilities and deadlines.
- Demonstrate proficiency in scheduling complete Preconstruction effort including all estimate milestones, durations and identifying long lead items and other needs.
- Perform value engineering and life cycle costing.
- Participate with the Project Manager in award of all subcontracts and write all subcontracts before turning over to construction team.
- Single responsibility for large, complex projects.
- Ability to complete both large CM/GC projects as well as large, complex competitive bid projects.
- Manage estimating process through initial advertising/prequalification and solicitation of subcontractors, bid evaluation process and award.
- Demonstrate strong communication skills internally with Project Manager and Superintendent and externally with Owner, Architect/Engineer, and subcontractors.
