Basis Partners Construction Managers lead construction projects as the owner’s representative, ensuring completion according to specific standards of quality and performance, budgetary constraints, contract requirements, and safety.
Requirements
- Assist with pre-construction activities including review of bid schedules, procurement documents, and development of special provisions.
- Coordinate with design engineering for review and response of design changes and requests for information.
- Provide constructability reviews during the design phase.
- Review procurement documents to check for consistency, organization, scope gaps, and potential liabilities.
- Set up and maintain organized project documentation files to meet client and Basis requirements.
- Serve as primary construction liaison between project manager, field team, client, and stakeholders.
- Understand and enforce terms of contracts.
- Manage construction costs and budget, including progress forecasting and earned value approaches.
- Lead project meetings, including coordination meetings with stakeholders.
- Review change order requests for compliance, appropriateness of costs, and impact on budget and schedule.
- Closely track contract pay quantities and as-constructed plan notations.
- Compile and submit monthly payment applications, including detailed progress reports.
- Prepare contract modification orders, including justification documentation.
- Schedule and oversee inspection and third-party materials testing resources.
- Prepare and coordinate close out documentation and punch list items.
- Inspect, monitor, and evaluate construction work to ensure compliance with permits, specifications, standards, and contract documents.
