Real Estate Director of Maintenance

We're looking for a strategic leader who takes pride in building strong teams, optimizing operations, and ensuring every property runs safely and efficiently. As our Director of Maintenance, you'll oversee operations across multiple sites, lead skilled teams, and ensure excellence in every aspect of property maintenance and facility management.

Requirements

• Oversee the daily operations and performance of the maintenance department and staff
• Direct service calls, repairs, installations, and improvements according to company standards
• Troubleshoot complex maintenance issues and provide hands-on leadership when needed
• Hire, train, schedule, evaluate, and motivate maintenance personnel
• Develop and implement preventive maintenance programs to reduce downtime and costs
• Ensure compliance with OSHA, safety programs, and training initiatives
• Manage vendor relationships, bids, and contracts for maintenance and improvement projects
• Oversee and maintain fire and alarm systems across multiple properties
• Conduct property inspections and ensure city compliance
• Manage the work order system, delegating tasks and tracking completion
• Administer budgeting, procurement, and maintenance planning processes
