Job Description
The Housing Manager position is responsible for managing the operations, leasing activity, renewals, collections, financial reporting, supplies, and communications of the assigned senior living community, while maintaining a high level of customer service with all residents and potential customers.
Requirements
- Advises and makes recommendations regarding housing facility goals, objectives, programs, procedures, and policies
- Reviews, implements, and upholds all policies and procedures
- Exercises judgment and decision-making authority as required
- Leases apartments, completes certification and recertification for new and current residents
- Collects and reconciles rent, manages monthly accounting process
- Issues legal notices and evictions as necessary
- Develops and manages annual operating and capital budgets
- Prepares and submits reports and data required by the Central Office and HUD
- Coordinates with vendors and contractors, maintains good working relationships with staff and vendors
- Maintains offices in good order, files paperwork, orders supplies, and communicates with Regional Manager and HUD
- Assists staff with administrative duties, remains available to address after-hours situations
- Attends meetings, participates in committees and special activities as required
- Participates in training activities as appropriate
- Oversees property staff, reviews and implements policies set-forth in Employee Handbook and Personnel Policy/Practice Manual
- Manages payroll process and records time-off, works with Regional Manager on staff performance concerns
- Understands and upholds Corporate Compliance, HIPPA, Fair Housing laws, and the Affirmative Fair Housing Marketing Plan
- Maintains 95% to 100% occupancy rate, markets vacancies, and prepares monthly Manager/Marketing Reports
- Performs community outreach, general public relations, and maintains professional working relationships
- Implements Resident Satisfaction & Valuation Program, coordinates activities for residents, and maintains a monthly newsletter and calendar
