Job Description
The Property Manager is responsible for the day-to-day operations of a property, including rent collection, maintenance, and compliance with regulations.
Requirements
- Collection of rents, security deposits, and miscellaneous charges
- Issue late notices and file evictions, when necessary
- Show vacant apartments to prospective tenants
- Accept rental applications and submit verifications
- Monitor common areas and laundry rooms
- Housekeeping of office
- Keep grounds watered in season
- Scheduling and admitting service or repairmen
- Collect and submit all contracts, agreements, etc.
- Obtain approval for purchases and invoices
- Obtain certificates of insurance and W-9 forms
- Identify and delegate repairs and maintenance duties
- Conduct quarterly inspections
- Maintain maintenance records and documentation
- Tenant education
- Submit required reports
- Keep a daily dairy
- Maintain the property in compliance with regulations
- Attend mandatory manager meetings and training courses
- Close out files for year-end
- Invoices must be uploaded to software daily
- Monitor vending/laundry revenue
