Superintendent

The Superintendent oversees all on-site coordination of projects, including scheduling subcontractors, directing material and equipment, enforcing job rules/specifications, and confirming work is taking place on schedule and within budget.

Requirements

• Schedule subcontractors, consultants, and vendors on a critical path to ensure timely completion.
• Perform quality control duties and responsibilities regarding the work being performed.
• Communicate with the project team regarding ASIs, RFIs, and material submittals.
• Ensure that the subcontractor is fully executing and complying with the contracted scope of work.
• Coordinate required inspections with local jurisdictions.
• Maintain a daily log (written) of activities on the job site.
• Walk all units on a project daily to monitor activities and assist in future planning.
• Preside over weekly subcontractor meetings designed to coordinate the work.
• Issue notices of non-compliance to subcontractors regarding quality of work or scheduling.
• Ensure that the job site is always kept in a clean and organized manner.
• Perform job progress and completion punch list.
