The Project Manager is responsible for coordinating and managing the construction process from pre-construction handoff to project completion. This role ensures financial success, effective project execution, collaborative team management, and strong stakeholder relationships.
Requirements
- Manage monthly financial projections and create accurate monthly cash flow analysis.
- Ensure timely submission of Owner billing each month, including approving invoices, ensuring collection of invoices, and approving subcontractor pay applications.
- Understand the language and inherent risk in standard owner and subcontracts and implement contract documents in the best interest of the company.
- Lead or assist with challenging negotiations and conflict resolution with support from the project team.
- Ensure Buyout is performed in a timely manner and supports the project schedule.
- Oversee procurement management activities, including sourcing materials and services and ensuring timely delivery based on project needs.
- Vet subcontractor change orders, prepare and negotiate change orders, and ensure all change orders are resolved monthly.
- Develop and maintain strong relationships with clients, architects, subcontractors, and vendors.
- Collaborate with subcontractors and vendors to ensure equitable fulfillment of agreement conditions.
- Train and mentor direct reports to create leverage and opportunities for others without risking successful project outcomes.
- Ensure project team members utilize Brinkman’s policies and procedures.
- Demonstrate experience and depth of knowledge in managing construction projects, providing solutions to challenges, and unifying team members to advance resolutions.
- Competently manage all aspects of a construction project on a stand-alone basis, requiring only infrequent support from upper management.
- Write detailed scopes of work into subcontract exhibits.
- Partner effectively with the project Superintendent and lead the project team to maintain the project schedule.
- Understand and hold others accountable for Jobsite Safety Standards.
- Diagnose and manage risk on projects.
- Manage Project Closeout including conducting initial closeout meetings with owners and guiding the project team to ensure timely completion.
- Voice strategies to achieve successful outcomes for individuals and projects.
