Fairstead is a purpose-driven real estate firm dedicated to building sustainable communities across the country. We are looking for an Assistant Property Manager to join our team at one of our properties.
Requirements
- Assist Property Manager to ensure compliance in all aspects of the HUD 4350.3 Handbook
- Execute intervention strategies for tenants who are non-compliant with lease/compliance requirements
- Assist in the preparation of the property for REAC reviews, EHS violations cleared, Management and Occupancy Reviews (MOR), Investor Site Reviews, Low-Income Housing Tax Credit (LIHTC) Reviews, and perform annual and interim recertification reviews
- Document lease violations and coordinate evictions
- Promote resident satisfaction and retention by responding to questions, complaints, and requests promptly
- Ensure the property’s maintenance team members respond and complete resident service requests
- Assist tenants with requests, questions, problems, and complaints
- Alert staff of move ins, move outs, any emergencies
- Provide excellent customer service and display a courteous and professional attitude towards all residents and visitors
- Responsible for regularly tracking arrears and following up with tenants per the company policy
- Oversee the lease renewal program for appropriate retention rate
- Work within house legal team to track status of rent payments
- Oversee accounting transactions and ensure all rents are collected, posted, and deposited daily
- Create purchase orders in Yardi
- Answer phone calls, messages, and emails promptly
- Perform or assist with any operations as required to maintain workflow and to meet schedules
- Perform other duties as needed
