We are hiring an Estimator to support industrial landlord works and tenant fit-out projects tied directly to lease deals.
Requirements
- Prepare ROMs, feasibility budgets, and detailed estimates
- Perform quantity take-offs from drawings and specifications
- Price scopes including: industrial office and warehouse tenant improvements, dock doors, ramps, knock-outs, slab work, and structural mods, HVAC, electrical, lighting, and fire protection upgrades
- Clearly define assumptions, exclusions, risks, and contingencies
- Identify value-engineering and cost-saving opportunities
- Maintain estimating benchmarks and historical cost data
- Prepare tender packages, scopes of work, and pricing templates
- Manage GC and trade tendering (level-dependent ownership)
- Review bids for scope coverage, pricing accuracy, and risk
- Complete bid levelling and commercial comparisons
- Support or lead award recommendations and negotiations
- Deliver fast-turn pricing aligned with leasing timelines
- Participate in pre-construction and design coordination meetings
- Review consultant deliverables for constructability and cost alignment
- Support pricing revisions as scopes evolve during lease negotiations
- Ensure smooth handover from pre-construction to construction teams
- Work closely with: Leasing (tenant inducements, deal economics), Asset Management (capital planning & scope alignment), Construction (execution readiness & risk mitigation)
- Prepare clear cost summaries for internal approvals
- Contribute to standard estimating tools and processes
- Learning landlord vs tenant scope distinctions
- Strong understanding of industrial TI pricing
