The Construction Manager reports to the Project Director on a library project, managing design, contractor procurement, and construction. This position requires a 4-year college degree, 7 years of field experience, and excellent communication, organizational, and negotiation skills.
Requirements
- Conduct preconstruction services such as constructibility reviews of design documents, cost reconciliations, and develop Div 0 & 1 documents contractor procurement
- Manage project logistics, organization, and reporting, e.g. meetings, daily reports, monthly reports
- Coordinate and monitor activities of contractors/subcontractors, engineers, architects, and related entities, e.g. RFIs, Submittals, PCOs, payment applications
- Manage project controls, cost, schedule, performance activities, and procedures
- Facilitate project meetings and produce meeting minutes, documentation, administration, tracking of relevant information, and follow-up on action items of all participants
- Ensures contractors, architects, and engineers will adhere to contractual requirements on areas of safety, performance, and project staffing
- Provides oversight of progress of construction
- Leads project closeout activities including punchlist, training, record drawings, guarantees, warranties, O&Ms, related provisions for final project delivery to Owner entities
- Performs other duties as required to ensure project success
