Performs skilled and semi-skilled work in the maintenance of building systems and equipment, including plumbing, electrical, roofing, flooring, painting, mechanical, and carpentry work.
Requirements
- Maintains and repairs HVAC system
- Performs electrical work such as repairing and replacing switches, receptacles, lights, and motors
- Monitors and repairs flooring and roof
- Strips, seals, waxes and buffs floor surfaces
- Monitors fire alarm system
- Performs minor carpentry work
- Maintains work areas in a clean and orderly manner
- Utilizes a wide array of tools
- Attends in-service training workshops and meetings
- Prepares or assists in preparing all vacant apartments to a market-ready condition
- Performs various community maintenance functions
- Performs janitorial duties
- Responds to resident service requests and concerns
- Reports any maintenance concerns for repairs
- Performs on-call emergency service
- Assists in monitoring and/or controlling maintenance inventory and/or supplies
- Moves heavy objects as requested
- Assists Maintenance Director/Supervisor on special maintenance projects
- Assists in keeping the grounds and common areas free of trash and debris
- Works closely with management and maintenance staff in developing an integral team
- Represents Company in professional manner at all times
- Attends and participates in training seminars/safety meetings
- Maintains work areas in a clean and orderly manner to promote effective and safe operations
- Conducts work tasks safely and in compliance with the facility safety program
- Provides effective and courteous service to all residents
